Airbnb Management in Marbella: Agency or Do It Yourself?

Listing your Marbella apartment on Airbnb takes an afternoon. Running it well, week after week, is a different job. Owners ask us whether they should hire an Airbnb management company or do it themselves, and the honest answer is that it depends on three things: where you live, how much time you have, and how much revenue you are prepared to leave on the table.

This is the comparison we would want to read if we were in your position, including when doing it yourself is the right call.

What running a holiday let actually involves

  • Pricing: adjusting the nightly rate to demand, season and local events. In our portfolio the rate moved from about €102 a night in February to €353 in July in 2025.
  • Listings and channels: photos, descriptions, and keeping one calendar in sync across Airbnb, Booking.com and any direct bookings to avoid double bookings.
  • Guest messages: questions before booking, during the stay and after, often late at night and in several languages.
  • Check-in and check-out: meeting guests or managing key handover, and handling late flights.
  • Legal paperwork: the tourist licence number on every listing and registering guests’ details with the Spanish authorities for every stay.
  • Cleaning and laundry: a hotel-standard turnover between every booking, including same-day changeovers in summer.
  • Maintenance and incidents: the air conditioning that fails on a Saturday in August, the lost keys, the noise complaint.
  • Reviews: every stay is rated, and the rating decides how visible the listing is.

When doing it yourself makes sense

  • You live in or near Marbella and can be there for check-ins and problems at short notice.
  • You have reliable cleaners and a handyman you trust.
  • You enjoy hosting and have time to answer messages quickly, every day of the season.
  • It is one property, rented for part of the year.

In that situation, self-managing keeps the management fee in your pocket. The costs are your time and the risk that revenue is lower than it could be.

When an agency is worth its fee

  • You live abroad or cannot respond in person within the hour.
  • You want the property earning all year, not just in August.
  • You want more than one channel. Relying on Airbnb alone limits your reach: in 2025, Airbnb brought 20% of our bookings, Booking.com 44% and our own website 34%.
  • You do not want to deal with licences, guest registration, tax paperwork and incidents.

Questions to ask any management company

  1. What exactly does the fee include, and what is charged on top (cleaning, laundry, maintenance call-outs, photography)?
  2. Which channels will my property be listed on, and how much of your business comes from direct bookings?
  3. How is the price set, and how often does it change?
  4. Who answers guests at 2am, and in which languages?
  5. What reports do I receive, and how often am I paid?
  6. Can I block dates for my own use?
  7. What is the notice period if I want to leave?

Be wary of two things: very low fees with a long list of extras, and guaranteed income figures quoted before anyone has seen the property.
